1. The Property

2. The Term

3. Rent

6. Use of the Property

The Property shall be used only as a private residence for the Tenant(s) named in this Agreement and the following permitted occupiers: [List names of any children or other permitted occupiers, or state "None"]. No business or professional activity shall be carried out on the premises without the Landlord's prior written consent. The Tenant shall not assign, sublet, or part with possession of the Property.

7. Landlord's Obligations

  2. Keep in good working order the installations for the supply of water, gas, electricity, sanitation, and space and water heating.
  3. Provide and maintain the furnishings and appliances listed in the inventory in a good state of repair, subject to fair wear and tear.

8. Tenant's Obligations

The Tenant agrees to:

  1. Pay the Rent and other charges on time.
  2. Keep the interior of the Property and the furnished items in a clean and good condition.
  3. Notify the Landlord promptly of any necessary repairs or damage to the Property or its contents.
  4. Conduct themselves in a manner that does not cause a nuisance or annoyance to neighbours.
  5. Permit the Landlord or their agents to enter the Property at reasonable times and with at least [e.g., 24] hours' notice (except in an emergency) to inspect its condition or carry out repairs.
  6. Not make any alterations or additions to the Property or its decor without the Landlord's prior written consent.
  7. Use the furniture and appliances with due care and not remove any items from the Property.

9. Inventory

10. Pets

No pets, birds, or animals of any kind are allowed on the Property without the prior written consent of the Landlord.

11. Smoking

Smoking (including e-cigarettes/vaping) is strictly prohibited inside the Property.

12. End of Tenancy

At the end of the tenancy, the Tenant agrees to:

  1. Return the Property and all furniture and effects in the same clean state and condition as at the start of the tenancy, allowing for fair wear and tear.
  2. Return all keys and security devices to the Landlord.
  3. Remove all personal belongings and leave the Property free of rubbish.
  4. Provide a forwarding address for the return of the security deposit.

13. Termination (Break Clause)

  2. Damage: Be fully responsible for any damage, stains, or odours caused by the pet to the Property, its fixtures, fittings, furnishings, or the building's common areas. The cost of repair or replacement will be deducted from the Deposit.
  3. Cleaning: Have the Property, including all carpets and soft furnishings, professionally cleaned at the end of the tenancy to remove all pet hair and odours. A receipt must be provided.
  4. Noise & Nuisance: Ensure the pet does not cause a nuisance or disturbance to neighbours, including excessive barking, whining, or other noise.
  5. Access & Control: Keep the pet under control at all times. When in the building's common areas, dogs must be kept on a lead. The Tenant is liable for any injury or distress caused by the pet to others.
  6. Hygiene & Waste: Not allow the pet to foul in any internal or common area of the building. All pet waste in any private garden or yard must be removed and disposed of promptly and hygienically.
  7. Absence: Not leave the pet unattended in the Property for an unreasonable length of time.

7.4 Inspection & Breach

If the Tenant fails to comply with any condition of this Pet Clause, it shall be considered a breach of the tenancy agreement. The Landlord may, after providing written notice, revoke the permission to keep the pet, requiring its removal from the Property.


8. Ending the Tenancy

At the end of the Term, the Tenant agrees to:

  1. Return the Property in the same clean state and condition as at the start of the tenancy, fair wear and tear excepted.
  2. Return all keys and security devices.

7. General Tenancy Provisions

8. Ending the Tenancy

6. Landlord's Obligations

7. Tenant's Obligations

The Tenant agrees to:

  1. Pay the rent and deposit on time.
  2. Keep their room and the shared common areas clean, tidy, and in a good state of repair.
  3. Not cause a nuisance or annoyance to the Landlord, other tenants, or neighbours.
  4. Not use the room for illegal or immoral purposes.
  5. Not assign, sub-let, or part with possession of the room.
  6. Inform the Landlord promptly of any repairs or maintenance needed.
  7. Be responsible for any damage they cause to the Property or its contents.
  8. Allow the Landlord access for inspections or repairs, given at least 24 hours' notice, except in an emergency.

8. House Rules (Schedule A)

The following house rules form part of this agreement to ensure a harmonious living environment:

  • Cleaning Rota: A cleaning rota for common areas is in place and all tenants are expected to adhere to it. [Specify details or attach schedule].

3. Landlord's Obligations

  2. Repairs: To keep in good repair the structure and exterior of the Property and the installations for the supply of water, gas, electricity, sanitation, space heating, and heating water.
  3. HMO License: To hold a valid HMO license from the local council where required and to comply with all its conditions.
  4. Gas Safety: To provide the Tenant with a current Gas Safety Certificate before the tenancy starts and annually thereafter.
  5. Electrical Safety: To ensure the electrical installations and appliances supplied are safe and to provide an Electrical Installation Condition Report (EICR).
  6. Deposit Protection: To protect the Tenant's deposit in a government-approved scheme and provide the prescribed information within 30 days of receipt.
  7. EPC & How to Rent Guide: To provide the Tenant with a valid Energy Performance Certificate (EPC) and the government's "How to Rent" guide.

4. Deposit

  1. The Deposit will be held to cover any breach of the Tenant's obligations, including damage, cleaning, or unpaid rent/bills.
  2. At the end of the tenancy, the Deposit will be returned to the Tenant, less any lawful deductions agreed in writing. Disputes will be resolved through the deposit protection scheme's dispute resolution service.

5. Ending the Tenancy

  1. By Tenant (Break Clause): If a break clause is included, the Tenant may give the Landlord [e.g., 2] months' written notice to end the tenancy after the initial [e.g., 6] months of the fixed term.

Annex B: House Rules

  • Kitchen Use: Please wash, dry, and put away all your crockery and utensils immediately after use. Do not leave food cooking unattended.
  • Recycling & Bins: Please use the correct bins for general waste, recycling, and food waste as per the council's guidelines. Bins are put out for collection on [Day] evening.
  • Security: Always lock the front door and your bedroom door when leaving the Property and at night.
  • Laundry: The washing machine may be used between 8:00 AM and 9:00 PM. Please remove your laundry promptly once the cycle is finished.
